Planning

The planning process in England has never been simple with a seemingly baffling array of planning guidance and directives that can make the process complex, restrictive and cumbersome, with no short cuts available. Expertise at all levels in the planning process is essential if any acceptable planning permission is to be secured. Anglo has the in-depth expertise to negotiate planning applications through to a conclusion, either by using our own in house capabilities or drawing on external specialists should the situation dictate. We ensure that we stay abreast of changes in planning, ensuring that we are able to accommodate the ever more demanding areas of transport, access, environmental and other issues as they evolve.

Financing

Anglo has the ability to secure finance/funding for projects of all description, thanks in the main to a well-established working relationship with many of the major funds.

The type and extent of funding available will vary in line with prevailing market conditions.

Legal implications

As much as planning has become complex so the legal requirements for development has also ballooned into a major industry. Once again there are no short cuts and if a development or project is to proceed, all legal aspects have to be thoroughly researched and dealt with to prevent problems arising at a later stage in the scheme.

At Anglo we have extensive expertise in working with solicitors to ensure that the projects are satisfactorily dealt with from a legal viewpoint.

Technical

Architects, Structural Engineers, Quantity Surveyors, Project Managers and Traffic Consultants are invariably involved in property schemes at various times. Anglo has strong working relationships with a number of these professionals who either have worked, or are working, for us. It is important to develop a working relationship and level of understanding to ensure that the schemes can proceed from instigation through to completion with the minimum of delay. These professional disciplines provide the skills necessary to convert Anglo’s perception of the project into reality from the design and planning process, structural integrity of the buildings, to costings and the all-important aspect of the building working satisfactorily for the eventual occupier.

Construction

Anglo is well equipped to deal with the complex issue of main contractual arrangements, sub-contract agreements and collateral warranties both for contractor, main sub-contractors and the appointed professional team. The complex area of the development process has to be adequately covered to ensure total protection for all parties. Choice of contractor and on-site management are a pre-requisite and we very experienced in dealing with this.

Marketing/Promotion

The crystallisation of any project depends on the securing of an occupier on an acceptable form of lease or sale. Anglo work with a variety of agency contacts and control the marketing, letting, promotion and general sales activity to ensure that the best possible results are achieved.
